East End, Roatan: Real Estate and Living Guide

The East End is the Roatan that time forgot to hurry. Past French Harbour the island turns greener and quieter: mangrove canals, fishing villages built over the water, wide empty beaches and long stretches of hills with nobody on them. It suits nature lovers, boaters, people who want privacy, and buyers willing to trade convenience for space and a lower price.

Living in the East End

Life out east follows the water. In Jonesville and Oak Ridge, on the south shore, colorful houses stand on stilts along the canals, boats are the family car, and the fishing companies still set the rhythm of the day. Narrow channels through the mangroves link the bays, and a slow ride through them, with herons lifting off the roots, is one of the island’s quiet pleasures.

On the north shore, Punta Gorda is Roatan’s oldest permanent settlement, founded in 1797 by the Garífuna people after the British deported them from the island of Saint Vincent. It’s a living community with its own language, music, food and history, and its anniversary each April draws Garífuna from all along the coast. Land in Punta Gorda carries that history, and the community has long defended its territory, so anyone looking at property near it should approach with respect and with especially careful legal checks.

Farther east come Diamond Rock, Mangrove Bight and Camp Bay, home to one of the island’s most beautiful and least developed beaches, cooled by the trade winds. Beyond a narrow mangrove channel lies St. Helene (Santa Elena), a world of its own reached mostly by boat. Most of this end of the island belongs to the municipality of José Santos Guardiola.

Real estate in the East End

This is where Roatan still has large parcels, waterfront lots with boat access, beachfront land and hillside acreage, plus village homes and a handful of small resorts and private estates. Prices are among the lowest on the island for land and waterfront, often a fraction of what similar frontage costs in the west. That’s the opportunity, and it comes with homework.

Out here, due diligence matters even more: confirm the title and its history, survey the boundaries, check for communal or disputed land claims, and ask about mangrove protection rules before you plan to clear or build near the water. Find out how power, water and internet reach the lot, and how the road behaves in the rainy season.

Pros and cons

  • Pro: the most affordable land and waterfront on Roatan.
  • Pro: privacy, nature, mangroves and uncrowded beaches.
  • Pro: great for boats, with sheltered bays and canals.
  • Pro: authentic island and Garífuna culture.
  • Con: long drives to supermarkets, banks, hospitals and the airport.
  • Con: utilities and internet can be limited or need your own solutions (solar, cisterns).
  • Con: smaller vacation-rental market.
  • Con: title and land-claim checks can be more complex.

Getting around

Times are rounded and depend on traffic and road conditions:

  • French Harbour: about 20–30 minutes from Jonesville or Oak Ridge, roughly 45 minutes from Camp Bay.
  • Airport and Coxen Hole: about 40 minutes to an hour or more.
  • West End: at least an hour from Camp Bay.

The road to Camp Bay was being paved in recent years, which has made the trip easier; ask about the current state of the stretch you’ll use. Many residents also travel by boat.

Is the East End right for you?

If your idea of luxury is silence, a dock, a hammock and nobody in sight, the East End may be exactly what you’re looking for, and it’s one of the last places on Roatan where land still feels like a long-term opportunity. If you need restaurants nearby or plan to rent nightly, look west.
