Sandy Bay, Roatan: Real Estate and Living Guide

Sandy Bay is where a lot of people end up once the vacation turns into a life. Strung along the north shore between West End and Coxen Hole, it’s a quiet residential area of ocean-view homes, gardens and island neighborhoods, close to everything but a little apart from the crowds. It suits full-time residents, families, retirees and buyers looking for value.

Living in Sandy Bay

Sandy Bay doesn’t have a single “downtown.” It’s more a string of communities along the main road, with homes climbing the green hills on one side and the reef on the other. Islanders and foreign residents live side by side here, and the pace is calm: kids walking to school, neighbors on their porches, the sound of the sea at night.

The water off Sandy Bay belongs to the same Sandy Bay–West End marine reserve that makes West End famous, and snorkeling and diving are excellent. Sandy Bay is also home to the Roatan Institute for Marine Sciences, the research and education center established in 1989 at Anthony’s Key Resort, known for its bottlenose dolphin programs and for the student groups that come to study the reef. Nearby you’ll find small restaurants, corner stores and a community clinic, Clínica Esperanza, which serves residents from all over the island.

Real estate in Sandy Bay

Sandy Bay offers a broader mix than the tourist zones: family homes with gardens, hillside houses with ocean views, residential lots with services, some waterfront homes, and a few small condo projects. Lots are generally larger than in West End, so there’s room for a yard, a pool or a workshop. Prices are noticeably lower than in West Bay and usually below West End, which is why Sandy Bay is a favorite of people who live on the island year-round.

Because it’s a residential area, ask the practical questions: road access in the rainy season (some hillside roads are steep), water source, power and internet at that exact address, and whether the title is clean and the boundaries are surveyed. A local attorney can check all of that before you commit.

Pros and cons

  • Pro: quieter and more residential, with a real neighborhood feel.
  • Pro: better value and more space than West Bay or West End.
  • Pro: close to the airport, Coxen Hole’s services and the western beaches.
  • Pro: excellent reef right off the shore.
  • Con: few walk-to restaurants and little nightlife; you’ll drive for most things.
  • Con: beaches are narrower and rockier in places than in West Bay.
  • Con: vacation-rental demand is lower than in the western tourist areas.
  • Con: some hillside roads are steep and rough after heavy rain.

Getting around

Times are rounded and depend on traffic:

  • West End: about 10 minutes.
  • West Bay: about 15–20 minutes.
  • Airport and Coxen Hole: about 10–15 minutes.
  • French Harbour: about 25–30 minutes.

Taxis and colectivos run along the main road, but in Sandy Bay a car makes daily life much easier.

Is Sandy Bay right for you?

If you want to live on Roatan rather than vacation on it, with a garden, neighbors you know and the reef down the road, Sandy Bay deserves a long look. It’s a sensible middle ground: close enough to the west end for a beach day or dinner out, far enough to sleep in peace. If rental income is your main goal, compare it with West Bay and West End first.
