Roatan Neighborhoods Guide: Where to Buy Property on the Island

Roatan is only about 77 km (48 miles) long, but each part of the island has its own personality and its own price level. Choosing the right area is the most important decision when you look at Roatan real estate. This guide goes from west to east and explains who each area is best for.

West Bay

West Bay Beach is Roatan’s most famous beach: white sand, calm turquoise water and the reef just a few meters from shore. Most properties here are beachfront condos and resorts, with the highest prices on the island and strong demand from vacation renters. Best for: buyers who want the classic beach life and a property that is easy to rent.

West End

A lively village with restaurants, bars, dive shops and a relaxed, bohemian atmosphere. Properties include small hotels, apartments, homes on the hills with ocean views and some waterfront lots. Best for: people who want to walk to restaurants and the sea, and investors looking at small rental businesses.

Sandy Bay

Between West End and Coxen Hole, Sandy Bay is a quieter residential area with ocean-view homes, gardens and a mix of locals and foreign residents. It is close to the airport, the beaches of the west end and services, and prices are lower than in West Bay. Best for: full-time residents and families looking for a home with space. See properties in Sandy Bay.

Coxen Hole, Flowers Bay and the airport area

Coxen Hole is the island’s administrative center, with banks, government offices, the cruise Town Center and supermarkets. On the south side, Flowers Bay and the hills around offer views and local life at more affordable prices. Best for: buyers on a budget who want to be close to services.

Dixon Cove, First Bight and Brick Bay

In the center of the island, near Mahogany Bay cruise port, these areas offer hillside homes with wide ocean views, marinas and quiet bays. Best for: buyers looking for views and value, ten to twenty minutes from the beaches. See properties in Dixon Cove and First Bight.

French Harbour and Parrot Tree

French Harbour is a working town with the island’s main fishing fleet, large supermarkets, hardware stores, clinics and restaurants. Around it are gated communities and marina developments such as Parrot Tree Plantation. Best for: full-time residents who want services nearby, and boat owners. See properties in French Harbour and Parrot Tree.

Pristine Bay and Próspera

East of French Harbour, Pristine Bay is a large resort and golf community, and next to it is the Próspera project with new residential buildings. These areas attract buyers looking for modern construction and amenities. The legal status of Honduras’ ZEDE zones, including Próspera, has been under debate in recent years, so get specific legal advice before buying there. See properties in Próspera.

Jonesville, Oak Ridge and Punta Gorda

The center and east of the island are greener and more traditional: mangrove canals, stilt houses, fishing villages and the Garifuna community of Punta Gorda. Waterfront lots with boat access are still affordable here. Best for: nature lovers, boaters and people looking for a quiet island life. See properties in Jonesville.

Camp Bay, Diamond Rock and the East End

The far east has some of the island’s most beautiful and least developed beaches, like Camp Bay. Large parcels of land, privacy and nature, but longer drives to services. Best for: buyers who want privacy and a long-term view on land value. See properties in Camp Bay.
