West Bay is the Roatan you’ve seen on postcards: a long curve of white sand, water so clear it looks lit from below, and a coral reef that starts a short swim from your beach chair. It’s the island’s resort district and its most expensive address. It suits buyers who want the classic beach life, condo owners who plan to rent to vacationers, and anyone who’d rather walk to the sea than drive to it.
Living in West Bay
Life here moves at the speed of the tide. Mornings are for snorkeling before the beach wakes up, afternoons for a swim and a long lunch, and evenings for the sunset, which West Bay faces head-on. The reef off the beach sits inside the Sandy Bay–West End marine reserve, and the Roatan Marine Park, a community nonprofit founded by dive operators and local businesses in 2005, works to protect it. That’s part of why the snorkeling is still good right from shore, especially toward the quieter southern end.
West Bay is built around tourism, so most of what you need day to day is within walking distance: restaurants, beach bars, dive shops, spas and a few small markets. For a full grocery run, a bank or a hospital, though, you’ll head to Coxen Hole or French Harbour. Most people who live here are owners of condos or villas, many of them part-time, plus the islanders who keep the resorts running.
Real estate in West Bay
Property in West Bay is mostly beachfront and near-beach condos, units inside resorts, and villas on the hills just behind the beach, where you trade a few minutes’ walk for a view over the whole bay. Building lots are scarce, and true beachfront land rarely comes up. West Bay is among the priciest areas on the island, often the priciest, for both condos and homes. You’re paying for the beach, and for rental demand that is stronger here than almost anywhere else on Roatan.
If you’re buying to rent, look closely at the HOA fees, what they cover, the rental rules of the building or resort, and the management company’s real occupancy numbers, not just its brochure. For a condo, read the bylaws before you sign anything.
Pros and cons
- Pro: the island’s best-known beach, with reef snorkeling straight from the sand.
- Pro: strong vacation-rental demand and easy resale appeal.
- Pro: walkable, with restaurants and services for visitors close at hand.
- Con: the highest prices on Roatan, and HOA fees to match.
- Con: cruise-ship days. When several ships are in port, the beach fills with day visitors, boats and vendors, and the road in can back up.
- Con: sargassum. In February 2026 an unusually large bloom of the seaweed covered roughly a kilometer of West Bay beach, and the municipality closed it temporarily while crews and machinery cleared it. Not every year is like that, but it’s worth asking owners how often their stretch of sand is affected.
- Con: groceries, banks and hospitals are a drive away.
Getting around
West Bay sits at the western tip of the island. Times are rounded and depend on traffic:
- West End: about 10 minutes by car, or by water taxi along the coast.
- Airport (Coxen Hole): roughly 25–30 minutes.
- French Harbour: about 35–45 minutes.
- East End: well over an hour.
Many owners get by with taxis and water taxis, but if you live here full time you’ll probably want a car for supermarket and errand runs.
Is West Bay right for you?
If your dream starts with “steps from the beach” and your budget can carry it, West Bay is hard to beat. It’s also the safest bet for a rental property on the island. If you want a quiet, local, everyday island life, or more space for your money, look at Sandy Bay, the central hills or the East End, and keep West Bay as your beach day.
